proposed use is, in itself, a reuse of existing property with vacant building <br /> space. <br /> 7. The proposed use will not be detrimental to the economic welfare of the <br /> community as it is a reuse of existing property. No additional public <br /> services or facilities are required for the proposed use. <br /> 8. The applicant proposes to access this property from Government Drive <br /> using existing parking and access points established by the property <br /> owner/develop of the building. The proposed use should not create traffic <br /> congestion or interference with traffic on the surrounding streets. <br /> 9. The site of the proposed use contains existing parking facilities and has <br /> sufficient parking for the proposed use. The applicant estimates the studio <br /> space will have a single class with 10 — 15 people on average during the <br /> busiest times in the winter and in the evenings. Applicant estimates the <br /> classes will be 50 minutes in length, allowing time for people to leave and <br /> clear parking spaces. The applicant estimates that, during the summer, <br /> the usage of the studio space and Snap Fitness will decrease by one-third <br /> the normal level, similar to other like facilities. This overlaps City peak <br /> tourist season and should assist in the provision of ample parking spaces. <br /> 10.The proposed use is unlikely to produce noise, dust, or odors at a level <br /> that would constitute a nuisance.
