Manufacturing operations are permitted uses in the Light Industrial zone, and were it not for the height of the dust collector,would otherwise be permitted administratively. 8. The proposed dust collector structure is unlikely to alter the essential character of the locality, which is industrial in nature. Other similar uses already exist in the Business Park. 9. Reasonable use of the property currently exists for most other industrial operations in this district under the Ordinance, but the Ordinance may be inordinately restrictive on other industrial uses that, through federal and state regulation, may require similar structures for compliance. Planning Commission Direction: The Planning Commission can develop findings to recommend approval of the variance application, it can develop findings to recommend denial of the variance, or it can table the subdivision request to gather additional information or provide the applicant time to modify the proposal. Staff Recommendation: Based on the findings presented herein, the Staff recommends that the variance application be approved. The height limit in the Light Industrial district may be overly restrictive for certain types of businesses that are required to adhere to other federal and state regulations.
