NN- <br /> 7. The variance, if granted, will not create a land use that is not permitted in the zone. <br /> Manufacturing operations are permitted uses in the Light Industrial zone, and were it <br /> not for the height of the dust collector,would otherwise be permitted administratively. <br /> 8. The proposed dust collector structure is unlikely to alter the essential character of the <br /> locality, which is industrial in nature. Other similar uses already exist in the Business <br /> Park. <br /> 9. Reasonable use of the property currently exists for most other industrial operations in <br /> this district under the Ordinance, but the Ordinance may be inordinately restrictive on <br /> other industrial uses that, through federal and state regulation, may require similar <br /> structures for compliance. <br /> Planning Commission Direction: The Planning Commission can develop findings to <br /> recommend approval of the variance application, it can develop findings to recommend denial <br /> of the variance, or it can table the subdivision request to gather additional information or <br /> provide the applicant time to modify the proposal. <br /> Staff Recommendation: Based on the findings presented herein, the Staff recommends that <br /> the variance application be approved.
