STAFF REPORT <br /> Application: Variance for a Structure Exceeding the Height Limit <br /> Applicant: City of Pequot Lakes <br /> Agenda Item:3(b) <br /> Background: The subject property is located in the Pequot Lakes Business Park on the east <br /> side of Morehouse Drive. The property is currently zoned Light Industrial (LI), and consists of <br /> four lots within the development,each measuring approximately 1.75 acres. <br /> wow <br /> -holography was taken in 2004 and r6ay <br /> in land cover or 1 <br /> v� N <br /> The applicant is seeking to construct a furniture manufacturing business on the property. The <br /> proposal includes the construction of a 27,200 square foot production facility with an additional <br /> 64,250 square feet of parking, drives, and turn-arounds on the site, resulting in an impervious <br /> coverage of roughly 30% across the four properties. The applicant also seeks to install a dust <br /> collector, which is a required unit by OSHA standards for businesses of the proposed type. The <br /> dust collector is pre-manufactured and would have a maximum height of forty (40) feet, <br /> requiring a variance for this use. <br /> Applicable Statutes: The purpose and intent of the Light Industrial District is to provide a <br /> zoning classification for light industrial and heavy commercial uses. Development in this zone <br /> requires high automobile accessibility, municipal water, sanitary sewer, and municipal <br /> stormwater treatment facilities.
