STAFF REPORT <br /> Application: Conditional Use Permit for Exterior Storage <br /> Applicant: Lonesome Cottage Furniture Company <br /> Agenda Item:3(a) <br /> Background: The subject property is located in the Pequot Lakes Business Park on the east <br /> side of Morehouse Drive.The property is currently zoned Light Industrial (LI), and consists of <br /> four lots within the development,each measuring approximately 1.75 acres. <br /> -holography was taken in 2004 and not <br /> a <br /> i J � <br /> N <br /> The applicant is seeking to construct a furniture manufacturing business on the property. The <br /> proposal includes the construction of a 27,200 square foot production facility with an additional <br /> 64,250 square feet of parking, drives, and turn-arounds on the site, resulting in an impervious <br /> coverage of roughly 30%across the four properties. <br /> The applicant also seeks to use the remaining area on the southern portion of the four properties <br /> to store wood related to the manufacturing operations.At peak times,the applicant proposes to <br /> store 300 to 500 cords of wood, with the largest piles being stacked 10 to 12 feet high at the <br /> most. This type of storage is classified as Exterior Storage, requiring a conditional use permit. <br /> Exterior Storage is defined as the storage of goods, materials, equipment, or manufactured <br /> products outside of a fully enclosed building. <br /> Applicable Statutes: The purpose and intent of the Light Industrial District is to provide a <br /> zoning classification for light industrial and heavy commercial uses. Development in this zone <br /> requires high automobile accessibility, municipal water, sanitary sewer, and municipal <br /> stormwater treatment facilities.
