STAFF REPORT <br /> Application: Final Plat of Nordenstua on Sibley <br /> Applicant: A. Scott Pederson <br /> Background: The Pederson property is located on the north shore of Sibley Lake on CSAH 17 <br /> and is currently zoned Shoreline Commercial. The property is about 15.3 acres in size and <br /> currently contains provisions for seasonal camping uses along with two existing dwelling units. <br /> �r <br /> Nordenstua on Sibley <br /> a <br /> LaReside'Drt <br /> r,,„ <br /> Sibley s a <br /> The applicant is proposing to build thirteen new rental units and maintain two owner-occupied <br /> units. A Conditional Use Permit and Preliminary Plat were approved in May of 2oo6. The Final <br /> Plat is the last stage in the subdivision process. <br /> Applicable Statutes: To obtain final plat approval, an applicant must fulfill the final plat <br /> requirements contained in the Ordinance and must also meet any conditions imposed by the <br /> City during the preliminary plat approval. The applicant received approval of the preliminary <br /> plat,then called Tall Timbers, in May, subject to the following conditions (only those applicable <br /> to the final platting process are listed): <br /> 1. Prior to the submission of a final plat application,the following shall occur: <br /> a. The applicant shall submit association documents to the City Attorney for review <br /> and approval.The documents shall address the following,at a minimum: <br /> i. Mechanisms for the maintenance of common areas. <br /> ii. Mechanism for the maintenance of open space areas. <br /> iii. Mechanism for the maintenance of the docking system and access to the <br /> lake. <br /> `- b. Revisions shall be made to the documents to the satisfaction of the City Attorney. <br /> c. Once acceptable to the City Attorney, the documents shall be reviewed by the <br /> City of Pequot Lakes Staff Report <br /> January 18,2007 <br />
