STAFF REPORT <br /> Application: Conditional Use Permit for Single Family Home in Commercial District <br /> Applicant: Gloria Dei Lutheran Church <br /> Agenda Item:3(b) <br /> Background:The subject property is located on the west side of State Highway 371,just to the <br /> south of Lake Street. The property measures over 8 acres in size and currently contains the <br /> Gloria Dei Lutheran Church, associated outbuildings, and a parsonage on the southwestern <br /> portion of the property.At present,the property is zoned Commercial. <br /> WOW.. <br /> ir---Lake-sl" + <br /> A —Elf <br /> � .. <br /> �o 14 <br /> fte <br /> 1 40 <br /> ?_Wi 'Farm Rd <br /> The applicant seeks to split the property, placing the church and the parsonage on separate <br /> properties, with the intent of using the parsonage building as a single family home. A single <br /> family residence is considered a conditional use in the Commercial district. Approval of this <br /> application would be contingent upon approval of the application for a metes and bounds <br /> subdivision on this property,to be heard on this agenda as well. <br /> Applicable Statutes:The purpose and intent of the Commercial District is to provide a zoning <br /> classification for commercial uses oriented around the automobile. Parcels are larger than in the <br /> Downtown Mixed Use zone in order to provide on-site parking, on-site stormwater facilities, as <br /> well as on-site water supply and sewage treatment where municipal utilities are not immediately <br /> available.
