Pahl and Janett M. Pahl, husband and wife, are the <br /> record owners in fee thereof, free and clear of all liens or encumbrances of record, subject to the <br /> following exceptions: <br /> 1. Subject to a certain mortgage filed for record on July 27, 2006 as Document No. <br /> 713687 with Pahls as mortgagor and American National Bank of Minnesota as mortgagee. <br /> 2. The real estate taxes payable in 2006 totaled$473.58. The second half payment of <br /> said taxes is now delinquent and the amount now due if paid prior to February 28, 2007 <br /> would be $295.31. 2007 real estate taxes are not yet due or certified. <br /> There are no judgments docketed in the office of the Clerk of the District Court of said County which <br /> might be a lien against said premises except as hereinabove noted. There are no outstanding, <br /> delinquent taxes or tax title against said property except as hereinabove stated.
