You <br /> may remove the existing deck and replace it with a new deck exactly the same size. You <br /> would need a Land Use Permit to do this. If you still wish to enlarge the deck,you would <br /> need to apply for a Variance. The fee for a Variance application is $350.00,plus a <br /> $46.00 recording fee. By making application for a Variance in no way guarantees its <br /> approval. <br /> We also discussed your desire to install additional rip rap. His advice was to leave the <br /> existing rocks as they are and to plant native, deep rooted vegetation along the bank. <br /> This will hold the bank in place and be aesthetically appealing as viewed from either the <br /> lake or the cabin. It would also help to not mow the top of the ridge. You and I briefly <br /> discussed your stormwater now washes from up on the hill right down toward the lake. <br /> Landscaping that would slow this water, such as berms or rain gardens, would help filter <br /> the stormwater before it reaches the lake.
