New uses can be amended to the land use matrix as either allowed, permitted, or conditional uses. These uses can be very specific, Clothing Sales for instance, or can be very general such as Retail sales. Every use that is added to the Land Use Matrix must also be added to the definition section of the ordinance. This also provides for a way the Commission can define what is allowed in a particular use. The following is an example of how the ordinance could be amended, and how a definition could help to establish use. Amending the ordinance would allow the Commission to establish a well defined list of businesses that are specifically allowed,thus eliminating the need for conditional _ use permits. Retail Sales is shown as a permitted use in the Land Use Matrix Retail Sales would be added to the definition section of the ordinance. Retail Sales. The sale of durable and non durable goods for cash or credit by a retailer. Businesses would include gas stations, clothing stores, book stores,jewelry stores, shoe stores, electronic equipment sales, computers, floral, hardware, antiques, liquor and similar businesses,excluding those that are otherwise listed in the land use matrix.
