In general, the Commission cannot <br /> deny a final plat unless the applicant will not or cannot meet the final platting <br /> requirements or the conditions of the preliminary plat approval.The Commission cannot <br /> impose additional conditions that do not fall directly within the guidelines of the final <br /> plat or relate directly to conditions imposed in the preliminary plat. <br /> The Commission also has the option to table the final plat to obtain additional <br /> information. <br /> Staff Recommendation: The issue with the road easement and the encroachment on <br /> the adjacent properties has been addressed with the road vacation, should the City <br /> Council approve it, however the new title work and deed documents for this have not yet <br /> been prepared. <br /> At this time Staff is recommending the Planning Commission approve the Final Plat with <br /> the following contingencies: <br /> 1. That the City Council approves the road vacation,and <br /> 2.
