Staff also needs to obtain the density allowed for the Manufactured <br /> Home Park. <br /> Mr. Smith stated that if they cannot get the density requested,the project won't work. He <br /> stated that only 25 homes can be built in Transition Residential. The property has been <br /> devalued from the Multi-family classification. <br /> Mr. Hemmerich was also in attendance. He stated that in an article in the Echo Mr. <br /> Marohn stated there would be no down-zoning. He also stated the Mayor had written <br /> another article stating the same. <br /> Mr. Marohn stated that the Ordinance now allows in the Urban Residential and Transition <br /> Residential zones 118.7 units with water and wastewater. <br /> Stormwater will be a large cost and profiles and drainage need to be addressed. An EAW <br /> is required at 100 units. <br /> Staff was directed to meet with Mr. Smith and Pat Trottier at Landecker& Assoc. <br /> Density is not the issue as much as design. A conservation design with continguous <br /> green space was discussed. <br /> A motion was made by Mark Hallan, seconded by Dean Williams, to table this matter. <br /> All members voted"aye".
