b. Metes and Bounds Subdivision, Kevin and Gretchen Wittwer, applicants. <br /> Mr. Marohn explained the Staff Report. Applicants were present. <br /> A motion was made by Bill Habein, seconded by Tom Adams,to approve this metes and <br /> bounds subdivision, subject to the following findings of fact: <br /> 1. The land is properly zoned Rural Residential and is suitable in its natural state for <br /> the intended purpose of residential development as existing residential structures <br /> are present on the property. <br /> 2. There are no significant natural or historic features on this property that would <br /> constrain future residential development and construction. The property is fairly <br /> flat, so only minor grading and tree removal associated with the construction of a <br /> dwelling will need to be performed. <br /> 3. Each lot has ample space for the placement of two individual sewage treatment <br /> systems, and Tract A already has such a system. <br /> 4. The proposed subdivision does not contain provisions for water-based recreation <br /> as the property is not adjacent to any water bodies. <br /> 5. Both lots meet the minimum buildable lot size of 5 acres, with Tract A being 5 <br /> acres and Tract B being 11.4 acres. <br /> 6. Both lots meet the minimum lot width of 200 feet, with Tract A being 435 feet <br /> and Tract B being 247.26 feet. <br /> 7. The proposed layout of the lots is compatible with the existing layout of adjoining <br /> properties and will not constrain their future development. <br /> 8. The proposed side lot lines are parallel and perpendicular to the existing lot lines <br /> of adjacent properties. <br /> 9. Each lot in the proposed subdivision has at 33 feet of frontage on the right-of-way <br /> for County Road 16. <br /> All members voted"aye".
