i <br /> MINUTES <br /> PEQUOT LAKES PLANNING AND ZONING COMMISSION <br /> REGULAR MONTHLY MEETING <br /> SEPTEMBER 20,2007 <br /> PRESENT: Bill Habein, Tom Adams, Mark Hallan, Dean Williams, Tom Woog and <br /> John Derksen. ABSENT: Scott Pederson. <br /> CITY PLANNER: Charles Marohn, PE. <br /> ZONING ADMINISTRATOR: Dawn Bittner <br /> CITY COUNCIL LIAISONS: Craig Nagel and Dave Sjoblad. <br /> The meeting was called to order by Tom Woog, Chairman, at 6:35 p.m. <br /> Applicant: Jennifer Gibbons, Curves <br /> Applicant requests a Conditional Use Permit for a Fitness Center. <br /> Applicant was present. Mr. Marohn explained the Staff Report. He stated that Findings <br /> of Fact# 8 	 deal with traffic issues. Finding of Fact#9, end of last sentence, should <br /> `., read"and it is exempt. . ." Parking is addressed in the Downtown Plan. <br /> Ms. Gibbons stated that she has driven through town at various times and there is no <br /> traffic congestion in this area. When the salon next door is open, we are not. <br /> Brian Larsen,property owner, stated there are no plans to increase the parking. There is <br /> a residence and the well is behind the structure; no additional parking can be added in the <br /> rear of the structure. <br /> The Planning Commission clarified that there will be 1 employee and approximately 7 <br /> patrons with 5 parking spaces. <br /> Joan and Adam, J Amelia's Salon, were concerned with parking. <br /> Mr. Marohn stated the in the Downtown Mixed Use Zone,proprietors do not need to <br /> provide off street parking. Mr. Williams questioned whether or not it is good planning <br /> knowing the future road concerns with County Road 11 being the major access to town. <br /> He stated it is short-sighted allowing on street parking. <br /> Judy Osterloh, Close-Converse, stated Curves would have 7 patrons within an hour. <br /> They come and go.
