ABSENT: Tom Woog and Mary Peterson. <br /> CITY PLANNER: Charles Marohn, PE, AICP. <br /> ZONING ADMINISTRATOR: Dawn Bittner <br /> COUNCIL LIAISONS: Craig Nagel and Jim Oraskovich. <br /> The meeting was called to order by Vice-Chairman Adams at 6:00 p.m. <br /> Vice-Chairman Adams opened the public hearing. <br /> APPLICANT: Dale Schulz. <br /> Applicant requests to Expand Existing Nonconforming Structure on a <br /> Nonconforming Lot. <br /> Mr. Marohn explained the Staff Report. The property owner, Dale Schulz, was present, <br /> as well as his contractor, Jay Weiher. The existing dwelling encroaches into City right- <br /> of-way (ROW) and is nonconforming as it is within the Shore Impact Zone (SIZ). The <br /> property owner plans to remove the portion of the dwelling that is within ROW and <br /> expand the existing cabin by 50%. It does not qualify for the one time 50 % as there was <br /> already a variance given on this property. The lot is a nonconforming lot also. The <br /> second cabin to the rear would also be removed. If the Planning Commission approves <br /> this Variance, Staff has included six Findings of Fact. <br /> Mr. Schulz stated that the cabin had been in the family for 40 years. There is a lot of <br /> nostalgia to maintain the cabin. The Variance in 1997 was to replace the kitchen. He <br /> was not aware that they encroached within the ROW. Their plan is to come into <br /> compliance. They would redo the road as it goes into the ROW. He thanked the <br /> Planning Commission for their consideration. <br /> The Planning Commission asked if the stone fireplace was staying, as well as the steps. <br /> Mr. Schulz stated they were remaining. The Planning Commission asked how the <br /> addition attached height wise. Jay Weiher presented elevation drawings. They plan for <br /> new log siding. They are proposing to change to steel that will give a longer life.
