A. The project parcel is divided into tiers by locating one or more
lines approximately parallel to a line that identifies the ordinary
high water level at the following intervals, proceeding landward:
Shoreland Tier Dimensions
Unsewered Sewered
(feet) (feet)
Gen develep Qlakes-first tier 200 Zee
Gen develop Makes-second amd
del tiers, 267 267
RD lakes—all tiers 267 2"
NE lakes—all tiers 400 $2e
B. The Buildable Area within each tier is next calculated. This area is
then subjected to the development density evaluation steps to
arrive at an allowable number of dwelling units/sites. In areas
with overlapping tiers due to close proximity of public waters to
each other, topographic divides shall be used to determine which
shoreland standard would apply, and in those areas where the
topographic divide can not be determined, the more restrictive
rules for the area shall be used.
7 exeluding aH wetlands,
bluffs, er land belew the ordinary high water level of puWie waters.
This area is then 9*eeted to either the residential er r 1U1
planned unit development density evaluatien steps te afrWe at an
a-Heivable base number of dwelling units er site&.-
C.
