ADDITIONS OR DELETIONS TO AGENDA:
Add New Business 7 c. - Permit Extension,Joe and Tina Avery.
OPEN FORUM: None.
NEW BUSINESS:
a. RV Resort,Dan Helbling
Mr. Marohn explained the Planning Commission had concerns regarding the type of
recreational vehicles being placed at the RV Resort. Mr. Helbling was present. Some of
the structures are not recreational vehicles that some people had understood they would
be.
Mr. Helbling explained that there are no foundations under the units. There are slabs
under the additions to the RV's. All of the park models have RV classification stickers.
The rock-like skirting is plastic and looks permanent. The wheels and axels are behind
the skirting. This unit in front will sit there for the winter. Some motor homes will also
remain. The Park closes October 1. The water doesn't need to be drained due to the
design of the resort system. Some resorts become more permanent.
The Planning Commission agreed that this clarifies that the resort is going to be closed
for the winter. The City didn't want to issue permits out there; they are to use impervious
coverage limits instead. The addition doesn't have an axel and will not be moved. The
shed does not either. No permits are required for addition or accessory structures so long
as they remain within the impervious coverage limits. The shed can be moved and taken
out, etc. It sits on a slab on grade.
When asked what percentage he anticipated would be the park model design or
traditional RV unit, Mr. Helbling stated it would depend on sales, but less than 10%
would be park model type units. Most of the sales have been to RV units. There will be
a mix.
When asked about the septic system, Mr. Helbling stated they are about 6 units away
from installing the remainder of the system.
Mr. Helbling also stated that the trees have been trimmed on Hurtig Road. The County
was supposed to put the turn lane in onto Hurtig Road and they have not done that. He
has bonded for it and the County has the bond. The Planning Commission stated it would
be in Mr. Helbling's best interest to contact the new County Highway Engineer.
The one year round dwelling is still there and sits on Lot 1 by itself.
Minutes 5
Pequot Lakes Planning Commission
September 16, 2010
