12. The proposed use will not impair values nor substantially diminish properties in <br /> `• the immediate vicinity. <br /> 13. The proposed use, with conditions, will not impede the normal and orderly <br /> development and improvement of surrounding vacant properties. <br /> 14. The proposed use will not create a cost for additional public facilities or services. <br /> 15. The lot is already established with vehicular approaches to the property. <br /> 16. The parking standards for this use have been met. The proposed use also allows <br /> for loading space. <br /> 17. The requested use will not create any additional odor, fumes, dust, noise or <br /> vibration than the current use of the property. <br /> 18. There are no indications that the proposed use will cause any pollution to ground <br /> or surface waters. <br /> Subject to the following Conditions: <br /> 1. The applicant shall maintain a pervious area on the south 180 feet of the westerly <br /> fifty five feet of the property. <br /> 2. The structure shall drain to the west. <br /> 3. A stormwater basin of 2,000 cubic feet shall be constructed and maintained on the <br /> site. <br /> 4. The applicant shall submit a landscaping plan showing how green space is going <br /> to be vegetated. <br /> 5. The applicant shall submit a lighting plan for review by the Planning <br /> Commission. There shall be no increase in light intensity at the property line. <br /> Lights will be dimmed after hours. <br /> Mr. Williams clarified that the motion is to approve with the five conditions and that <br /> demolition can begin tomorrow. <br /> All members voted"aye". Motion carried. <br /> A motion was made by Bill Habein, seconded by Scott Pederson,to table the request for <br /> a Conditional Use Permit for additional signage in order to receive a visual color image <br /> of what the sign will look like. All members voted"aye". Motion carried. <br /> This matter will automatically be added to the March 18 Planning Commission Agenda. <br /> If the applicant is unable to provide submittals this matter will be heard at the April <br /> Planning Commission meeting. <br /> ADDITIONS OR DELETIONS TO AGENDA: None. <br /> Minutes 5 <br /> Pequot Lakes Planning Commission <br /> Special Meeting <br /> February 22, 2010 <br />
