15. The applicant will be locating his retail business in a pre-existing building on the <br /> lot.The exact height of the current building is unknown,but does not come close <br /> to exceeding the maximum. <br /> 16. The proposed structure and parking area meet all of the required setbacks, <br /> including the setback from the City right-of-way, setback from the side yard, and — <br /> setback from the State right-of-way. <br /> Planning Commission Direction: The Planning Commission can approve of the <br /> conditional use permit, deny the application, or table the request if additional — <br /> information is needed. If the motion is for approval or denial, findings of fact should be <br /> cited. <br /> Staff Recommendation: Staff is recommending approval of the conditional use , <br /> application with the following conditions: <br /> 1. The applicant shall show that the parking area provided is big enough for 31 _ <br /> parking spaces meeting the dimensional requirements of the Ordinance. <br /> 2. The applicant must submit a landscaping and screening plan for the area <br /> surrounding the parking area that also shows how the 50% screening <br /> requirement is met. <br /> 3.
