Staff Interpretation: Access Requirement: <br /> David Bretz,the property owner, and his realtor Mark Meixner were present. Mr. <br /> Marohn explained that Mr. Bretz would like to subdivide his Commercial parcel along <br /> TH 371 into Lot A and Lot B, with Lot C providing access to Lot B. Lot A would need <br /> an easement for access. There currently is a 50' easement across the entire parcel to <br /> provide access for the parcel to the west. There are structures on Lot A and Lot B. There <br /> is a gap along the south edge of the parcel that is not the easement. <br /> The easement was discussed. It was determined that a survey will establish the easement <br /> location as well as any setback issues. The consensus was to establish Lot C with Lots A <br /> and B owning Lot C. <br /> (Chairman Woog moved to item 6. b. Conservation Subdivision Design Ordinance) <br /> f. Metes and Bounds Subdivision, O'Donnell: <br /> Mr. Marohn explained the Staff Report and explained the email and recommendations <br /> from City Engineer Tim Houle. Staff stated she had spoken with Mr. O'Donnell and he <br /> �. was comfortable with the recommended condition. <br /> A motion was made by Dean Williams, seconded by Mark Hallan,to approve the metes <br /> and bounds subdivision,based on following Findings of Fact: <br /> 1. The property is properly zoned Light Industrial and is suitable in its natural state <br /> for uses as permitted in the LI zone. <br /> 2. There are not any significant natural features, such as steep slopes or wetlands, <br /> that would constrain future development on these properties. <br /> 3. The existing structure located on this property is conforming as it meets all <br /> required setbacks and the total impervious coverage falls under the 50% <br /> maximum allowed. <br /> 4. The existing parcel is served with sanitary sewer. This line will provide access to <br /> Tract A but it is not clear how it will service Tract B consistent with the City's <br /> requirements for sanitary sewer connection. <br /> 5. Municipal water service is available at the northeast corner of the proposed Tract <br /> A. It is not clear if this can serve Tract B. <br /> 6. The applicant is not proposing any provisions for water-based recreation as these <br /> properties are not adjacent to any water bodies. <br /> 7. Both lots meet the minimum buildable lot size of 20,000 square feet in the LI <br /> zone, with Tract A being 38,790 square feet and Tract B being nearly 41,556 <br /> square feet. <br /> 8.
