�-' Staff will follow-up on these two items. <br /> NEW BUSINESS: <br /> a. Concept Plan Discussion,Wilderness Resort Villas (Jeff Miller): <br /> Mr. Miller stated that Mr. Steffens was aware of the conditions of his CUP. He further <br /> stated that he had been before the Planning Commission not too long ago to discuss and <br /> receive permission to sell 1/4-share ownership. This parcel is continuing to be maintained <br /> as a resort. The initial plans included a small lodge and house to be remodeled into a <br /> lodge. This will no longer be adequate and the owner would like to construct a new <br /> lodge and a pool building. <br /> In addition,there is an 8-acre tract that was not included in the original plat. There were <br /> numerous parcels for the original resort and this 8-acre parcel was inadvertently not <br /> included. They would now like to construct 100 storage units in this location. This <br /> storage facility is off the lake and the land to the west is State land. <br /> Mr. Miller spoke with the DNR this winter and the DNR would like to wait until spring <br /> to locate the dock areas mentioned by Mrs. Beaver. <br /> Mr. Miller stated they would also like to operate the resort with the existing cabins for <br /> another 2 years. The CUP stated that the existing cabins must be removed within 36 <br /> `. months. They plan to construct the lodge in 2008 and construct the pool in 2009. Units <br /> 12-24,the first phase,will not be completed until 2009 They plan to begin <br /> construction to move around the point in the next phase in 2010. <br /> Chairman Woog read the condition that the City Council added to the CUP: <br /> "The placement,design, and construction of the proposed docks and boat slips meet with <br /> the approval of the Minnesota DNR, and thus minimize any adverse environmental <br /> impacts on Middle Cullen Lake." <br /> Mr. Miller stated that next month he will come back with the densities recalculated. The <br /> impervious coverage is increased, but under the requirements. They are not changing the <br /> densities in the tiers. When asked, Mr. Miller stated that they need more beach area by <br /> either adding a second beach or increase the existing beach. A Planning Commission <br /> member stated that maybe the beach area and the docks should be separated. <br /> The number of storage units and the necessity for so many were discussed. Security <br /> issues were discussed. This storage area cannot be seen from the lake or from Wilderness <br /> Road in leaf-on conditions. A number of parcels made up the original resort and this area <br /> was a part of that. This area was not included with the new plat.
