i <br /> In light of the fact that the proposed use moves the development closer to a non- <br /> transient use of the property, the ordinance requirements for impervious coverage and <br /> parking become more relevant. If"overflow parking"is counted as impervious surface as <br /> the ordinance would suggest and a non-transient use would require, then this property <br /> exceeds the maximum allowable impervious surface before any additional work is done <br /> to accommodate this request. If the structure they are requested to utilize is now used as <br /> retail space instead of storage, the parking requirements —which currently are not being <br /> met—would be even further out of compliance. <br /> None of this is to suggest that the proposed use does not meet the ordinance or should be <br /> denied. It does suggest that there are concerns that we are on a trend where the original <br /> compromises and accommodations in the existing CUP would be undermined. <br /> If the Planning Commission were to approve this permit request, we would recommend <br /> consideration of the following conditions to maintain consistency with the original <br /> permit approval: <br /> 1.
