STAFF REPORT <br /> Application: Conditional Use Permit to build and sell utility buildings <br /> Applicant: Rob Van Valkenburg <br /> Background: The property in question is located on State Highway 371 just south of <br /> downtown and is 12.73 acres in size. The property is currently zoned Commercial. The <br /> western and eastern property boundaries are lined with trees, and the majority of the <br /> property is relatively flat. The applicant was previously approved for a Conditional Use <br /> Permit in June 2006 <br /> V, <br /> NoelM1 <br /> to construct two buildings to serve as a Crafter Outlet Mall for 75 percent of the time, <br /> with boat winterization and storage during the off-season. The two buildings measure <br /> 24,00o square feet each, and a third storage building measuring 4,16o square feet. The <br /> application was approved in 2006 with the following findings and conditions: <br /> 1. The proposed use is an appropriate conditional use in the Commercial District. <br /> The Land Use Matrix indicates the unclassified commercial uses are considered <br /> conditional uses in the Commercial zone. <br /> 2. The proposed use conforms to the Comprehensive Land Use Plan, which <br /> indicates that transient merchants augment the local community and can benefit <br /> the local community. The proposed use would provide a regulated and set space <br /> in which these merchants can operate. <br /> February 2008 Staff Report Page 3 <br />
