STAFF REPORT <br /> Application: Rezoning of portion of property from Shoreline Commercial to Open Space <br /> Applicant: A.Scott Pederson <br /> Agenda Item:4(a) <br /> Background: The Pederson property is located on the north shore of Sibley Lake on CSAH 17 <br /> and is currently zoned Shoreline Commercial. The property is approximately 15.3 acres in size <br /> and was recently subdivided in the plat Nordenstua on Sibley. <br /> ot <br /> Nordenstua on Sibley <br /> f , / <br /> tea R»Cakeside'Dr <br /> Sibley! , <br /> The applicant is proposing to rezone the areas designated as common area within the <br /> development to Open Space. The Final Plat was approved in January of 2007 and this was a <br /> condition of the approval. <br /> Applicable Statutes: Section 5.1,Subdivision 7 outlines the criteria that should be considered <br /> when amending the official zoning map or establishing a zoning classification: <br /> A. Preservation of natural sensitive areas. <br /> B. Present ownership and development. <br /> C. Shoreland soil types and their engineering capabilities. <br /> D. Topographic characteristics. <br /> E. Vegetative cover. <br /> F. In-water physical characteristics. <br /> G. Recreational use of surface water. <br /> H. Road and service center accessibility. <br /> I. Socio-economic development needs of the public. <br /> J.
