The applicant proposes an impervious coverage amount of 50% of the <br /> property. A stormwater management plan showing retention of the 10- <br /> year, 24-hour storm event has been provided. <br /> 2. The use of a grocery store is compatible with the adjacent uses. The DNR <br /> building to the south, the church to the north and the industrial site to the <br /> west will not be adversely impacted by the proposed development. <br /> 3. The applicant has received a variance from the parking requirements of <br /> Section 7.10. <br /> 4. A landscaping plan that provides more than 50% screening from all <br /> adjacent non-residential parcels has been provided. <br /> 5. Lighting requirements are addressed through a condition to this approval. <br /> 6. The vegetation required for the Highway 371 Buffer Zone has been <br /> provided. <br /> 7. The use of a grocery store an appropriate conditional use in the <br /> Commercial zone. <br /> 8. The use of a grocery store is consistent with the provisions of the <br /> Comprehensive Plan. <br /> 9. The use, with the conditions provided, is compatible with the existing <br /> neighborhood. <br /> 10.The proposed use of a grocery store would not be injurious to the public <br /> health, safety or welfare. <br />
