APPLICANT: LeRoy Tulenchik <br /> Applicant requests Rezoning from Shoreline Residential and Open Space to Rural <br /> Residential <br /> Mr. Marohn explained the Staff Report. Lori Tulenchik was present representing <br /> applicant. Mr. Marohn stated this request is consistent with the City's future plans and <br /> recommends approval. <br /> Mark Meixner stated that a piece of property is being rezoned that hasn't been split off <br /> yet. Mr. Marohn stated a parcel can have multiple zoning classifications. <br /> Public Comment: <br /> Gina Meixner,Prime North GMAC—the little piece of property,the lot line adjustment, <br /> is that being included? Mr. Marohn stated it will be part of the subdivision and the lot <br /> line will be discussed then. <br /> Public comment closed. <br /> A motion was made by Tom Adams, seconded by John Derksen,to recommend the City <br /> Council approve the request to Rezone Tract B and the property overlap area from <br /> Shoreline Residential to Rural Residential based on the following Findings of Fact: <br /> 1. The rezoning to Rural Residential is consistent with Future Land Use Map, which <br /> designates the property as Rural Residential. <br /> 2. Rezoning to Rural Residential is keeping with the purpose and intent of the <br /> Ordinance as it will be allowing a non-shoreland property to be zoned consistent <br /> with its current use and the Future Land Use Map. <br /> 3. The surrounding properties are zoned Shoreline Residential and Commercial. <br /> Rural Residential and Shoreline Residential are compatible with each other. The <br /> Commercial Zone may not be in an area that is completely surrounded by <br /> Residential however the zoning to the north and south of the Commercial property <br /> is still Commercial. <br /> 4. The Rural Residential Zone may be established next to the Commercial Zone or <br /> the Shoreline Residential Zone. <br /> 5. The rezoning to Rural Residential (with the proposed lot split) meets the lot, use, <br /> and density requirements. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: City of Pequot Lakes <br /> Applicant requests Adoption of a Grow Zone Overlay Map <br /> Mr. Marohn explained the Staff Report. He proposes the Grow Zone area be bounded by <br /> Sibley Street to the north, along Woodman to the south, Second Street and Front Street to <br /> the west and County Road 112 and Old Highway 371 to the east.
