Project highlights include: <br /> 0 Current Zoning for the property is Commercial. <br /> • A grocery store of approximately 30,000 s.f. <br /> • Additional retail space of approximately 3,000 square feet,connected to the main building on the <br /> south side. <br /> • Gas canopy and pumps on the east side of the site. <br /> • New parking lot surface and lighting, designed to minimize the impact to adjoining properties. <br /> • New Landscaping around the entire site, including larger buffers to the adjoining properties. <br /> • Extension of a private sanitary sewer line forcemain from the building site to a connection point <br /> east,crossing Highway 371 and connecting to existing City service. <br /> • Extension of a new,24 foot wide private road, south of the site,for a distance of approximately <br /> 900 feet to connect with Pillsbury Street to the south. <br /> • Creation of two new pond areas to maintain water quality and volume runoff for the development. <br /> We are requesting a Metes&Bounds Subdivision of the area currently contained on two parcels that are <br /> currently part of larger parcels owned by Don Babinski. The purpose of this subdivision is to allow for <br /> the purchase of the land area required for the grocery store development being proposed only. <br /> Once the development has been approved and the land has been purchased,the new land owner of the <br /> parcels(from Mr. Babinski and the motel parcel)will make application for Preliminary and Final Plat of <br /> the parcels into a single platted lot. We cannot plat then entirety of Mr.Babinski's land,just the area we <br /> are purchasing. Therefore,the Subdivision will act as an interim step to final platting,once the land <br /> required is under common ownership. We are agreeable to the platting be a condition of the approval of <br /> the subdivision, once there is common ownership of the entire parcel. <br />
