None of the properties adjacent to the proposed grocery store are vacant. The <br /> redevelopment of this site will not impede the normal redevelopment of the <br /> adjacent properties. <br /> 15. The grocery store will require the extension of sanitary sewer to the property. <br /> This will net be dene at the Gity's eest, but the appheant is requesting Tax <br /> The applicant has received approval for a tax <br /> abatement to cover this expense. The long-term cost of maintaining the <br /> necessary infrastructure will be offset by the ultimate increased tax revenue to the <br /> City for this development. <br /> 16. The traffic approaches to the property have been reviewed and accepted by <br /> Mn/DOT. <br /> 17. The development contains adequate off-street parking and loading areas. <br /> 18. The applicant has submitted an erosion control plan, which effectively manages <br /> potential erosion problems. <br /> i9. There are no significant natural, scenic or historical structures on or near this <br /> property. <br /> Planning Commission Direction: The Planning Commission can approve of the <br /> conditional use permit, deny the application, or table the request if additional <br /> information is needed. If the motion is for approval or denial, findings of fact should be <br /> cited. <br /> Staff Recommendation: We recommend that the request to modify the existing <br /> Conditional Use Permit be denied. The new layout proposed would restrain future <br /> development options through the corridor. Additionally, the northerly connection to the <br /> existing neighborhoods in downtown Pequot Lakes is an essential component of the <br /> development. <br /> The City has approved a Conditional Use Permit for the applicant that meets the <br /> requirements of the Ordinance and would allow them to proceed immediately with <br /> constructing a grocery store. <br /> Pequot Lakes Staff Report 3(b)-4 <br /> November 5,2009 <br />
