Mr. Pederson stated the connection was more important when being considered the <br /> Downtown Mixed Use zone. Connectivity can be done with a walking path- either way, <br /> a road or a bike path. <br /> Mr. Adams stated they have the ability to build the road in the future. A walking/biking <br /> path now provides the northerly connection. They could have the opportunity to expand <br /> to drivable road in the future. <br /> Mr. Habein asked what Oppidan's plan was for the parsonage. Mr. Ryan stated they will <br /> play it out after the Planning Commission has made a decision. Mr:Habein asked if they <br /> demolished the parsonage and removed the cement, would it give them enough <br /> impervious coverage for the road. Chairman Woog stated-that Mr. Hallan had stated it <br /> would not. <br /> Mr. Williams stated that if we deny the Variance we have this odd shaped piece. It was <br /> an odd shaped lot when they bought it. Mr. Marohn explained that a Vanafice has more <br /> logic than purchasing the parsonage and displacing the residents and demoiigthe <br /> building. <br /> When asked if they want connectivity-,oq, a north the Planning Commission responded <br /> .x <br /> as follows: Mr. Adams: a path; Mr. Williams;private drive; Mr.Habein: path if it stays <br /> 11 ,.. <br /> within impervious coverage limit; Mr. Hallan path because of the jog,but the road could <br /> be built if lined up with Olson Street; Mr:Pederson:path works, land here to build road <br /> eventually; Ms. Brown:road;Mr. Derksen:road. <br /> Mr. Marohn explained that Condition No. 10 would need to be modified: The developer <br /> shall provide trail connection to the north to Olson Street. Also add condition: At <br /> whatever future.time a service drive would go through there the developer would <br /> facilitate a physieal connection to SuperValu. <br /> Mr. Marohn further stated-that the privacy fence is no longer needed. Condition No. 12 <br /> should be removed as it is written now and add a statement that the single family <br /> residence would be permitted to remain on the property. <br /> Mr. Marohn also stated that the City is going to need to look at the impervious coverage <br /> limits in the future. <br /> Mr. Ryan stated their anticipation was a path. In 24 months they could provide an 18 <br /> foot roadway with lights, etc. The Pollnows have 18 months. Mr. Marohn asked if the <br /> plan is for an 18 foot roadway to the south. Mr. Tucci stated they will do the math. It <br /> might be 17 feet. When asked, Mr. Houle stated City standards are 22' to 24' in <br /> residential areas.
