c. Impervious surface coverage must not exceed the requirements of the underlying <br /> zone; and <br /> d. Development of the lot must be consistent with the City of Pequot Lakes <br /> Comprehensive Plan. <br /> 3. A lot subject to Section 4-3(2) not meeting the requirements of Section 4-3(2) must be <br /> combined with the one or more contiguous lots so theequal one or more conforming <br /> lots as much as possible. <br /> 4. Controlling the location and number of vehicle access points. <br /> D. Increasing the street width. <br /> E. Increasing or decreasing the number of required off-street parking spaces. <br /> F. Limiting the number,size,location or lighting of signs. <br /> G. Requiring berming, fencing screening, landscaping or other facilities to <br /> protect adjacent or nearby property. <br /> H. Designating sites for open space. <br /> I. Stormwater runoff management. <br /> J. Reducing impervious surfaces. <br /> K. Increasing setbacks. <br /> L. Restoration of wetlands, vegetative buffers, sewage treatment and water <br /> supply capabilities,and other conservation-designed actions. <br /> Section 17-11.7 VARIANCES <br /> 5. In evaluating all variances,(zoning and building permit applications, or conditional use <br /> requests the zoning authora shall require the property owner to address, when <br /> appropri te, storm water runoff management, reducing impervious surfaces, increasing <br /> `.. setback, restoration of wetlands, vegetative buffers, sewage treatment and water supply <br />
