The applicant is requesting to reconfigure the <br /> existing lot line between the two parcels, referred to as Tract A and Tract B. Tract A is <br /> currently a conforming lot and Tract B is non-conforming due to the width at the OHW, <br /> width at the building setback, and not having at least 33 feet of frontage on a public <br /> right-of-way. Both lots will be 1oo.oi feet in width <br /> at the OHW with the new configuration but only be 96 feet wide at the 75 foot OHW <br /> setback. Both Tracts A and B will have 50 feet of frontage on the public right-of-way with <br /> the new configuration. <br /> Should the reconfiguration be approved, Tract A will not contain any structures and <br /> Tract B will contain two cabins, one of which will not meet the side yard setback after the <br /> reconfiguration and the other which is an existing non-conforming structure as it does <br /> not meet the side yard setback, and a shed.The applicant has not indicated that the non- <br /> conforming cabin will be removed or moved.
