The existing lot meets all minimum requirements for the Light Industrial Zone. <br /> The proposed subdivision will meet all minimum requirements. <br /> 2. The property is zoned Light Industrial and suitable in its natural state for the <br /> intended purpose.There is not any proposed land alterations at this time. <br /> 3. There are not any non-conforming structures or uses currently on the property. <br /> 4. The property is currently served by City sewer and water. Each unit will require <br /> their own connections.This has not been proposed at this time. <br /> 5. The applicant is not proposing any water-based recreation as the property is not <br /> located near any shoreline. <br /> 6. The proposed lot layouts are compatible with the existing layout of adjoining <br /> properties and the proposed lot lines are parallel and perpendicular to existing lot <br /> lines. Future development will not be constrained by the proposed lot layouts. <br /> 7. The proposed side lot line is at right angles to the existing road line and the <br /> property line of the adjacent property. <br /> 8. Lot five will be commonly-owned property and contains over 33 feet of frontage <br /> on Old Highway 371. <br /> 9. The lot is served by municipal sewer. <br /> 1o. The City Engineer has stated that there are no drainage concerns with the <br /> property. <br /> Planning Commission Direction: The Planning Commission can approve of the <br /> preliminary plat, deny the application, or table the request if additional information is <br /> needed.
