Lighting shall be downward <br /> directional and shall be compatible with the surrounding <br /> development. Fire Lanes. Fire lanes shall remain unobstructed at <br /> all times. <br /> D. Fences. Fences not exceeding 84 inches in height may be <br /> constructed. Under no circumstances shall a fence be constructed <br /> closer than io feet from the surface of a public road and in all <br /> cases not within the public right-of-way. Materials shall consist of <br /> usual fencing materials with posts and fence of metal, wood, <br /> concrete, brick or smooth wire. Barbed or electrified wire is <br /> prohibited, except where specific approval has been given by the <br /> Planning Commission. <br /> E. Landscaping. For new construction or additions/alterations, at <br /> least ten percent (io%) of the land area shall be landscaped with a <br /> combination of grass or other approved ground cover, shrubs, <br /> trees and ornamental landscaping. All landscaped areas shall be <br /> maintained and kept free of weeds and debris. j <br /> i <br /> I <br /> Section 17-7.10 PARKING <br /> i <br /> 3. Parking Ratios. Adequate parking shall be required, with the following <br /> standards to be guidelines subject to site specific review by the Planning f <br /> Commission: i <br /> E. Business and Professional Offices: One (1) space for each three <br /> hundred(300) sq. ft. of gross floor area. <br /> L. Office Building: one (1) parking space for each three hundred <br /> (300) square feet of office floor area. <br /> P. Other Uses Not Described: As determined by the Planning & <br /> Zoning Commission and City Council. <br /> Q. Onsite Parking. Onsite parking shall not be closer than 10 feet <br /> from a lot line, except in the DW District. <br /> R. Parking Surfaces. All parking areas shall be adequately drained to <br /> a pervious surface designed to allow entrapment of silts and <br /> nutrients prior to discharge to a public water. <br /> Since this application is a Conditional Use Permit, the CUP provisions contained in <br /> Section 11.6,Subdivision 3 also apply. Those provisions include the following: <br /> i. The following must be met: <br /> A. The use or development is an appropriate conditional use in the land use <br /> zone. <br /> B. The use or development, with conditions, conforms to the comprehensive <br /> land use plan. <br /> C.
