The subject property is located at 30176 Old Highway 371 and <br /> is currently zoned Light Industrial. The current land use on the property is for <br /> commercial purposes. The subject property currently contains a four-unit office suite <br /> and the applicants would like to sell each unit individually. The total impervious surface cover is <br /> 33.9 percent.The proposed subdivision is to create five lots,lots one through four will be <br /> used for commercial and office planned unit development purposes and lot five is being <br /> proposed for shared parking and utility purposes. Lots one through four are sized based <br /> on existing walls. <br /> The survey indicates the open space calculation to be 65.9 percent.The open space is Lot <br /> 5, Block 1, less parking and sidewalk. The survey also indicates the allowed density to be <br /> 4.16 units calculated by the total lot are, 41,556 square feet, divided by the zoning <br /> minimum lot and unit area, lo,000 square feet. <br /> The property is currently served by one service line for sanitary sewer.The property does <br /> not have access to storm sewer but contains a retention pond. <br /> The Design Review Team met on May 7, 2oo9 and addressed the application.There were <br /> some concerns regarding the utilities in the easement crossing the lot to the north.
