• Reinforce existing commercial development patterns, to the benefit of existing
businesses.
• Grow tax base along the existing infrastructure, where the City already has
financial obligations for maintenance, as opposed to encouraging new
development that creates additional maintenance obligations.
There does not seem to be a compelling reason to vary from this philosophy. There are
literally tens of thousands of feet of highway frontage along this corridor where this
strategy can be employed. In this scenario, there would not be anything for Pequot
Lakes that would distinguish it from development in an adjacent jurisdiction.
Without a competitive advantage, we can assume that the development along the
Alternate Alignment in Pequot Lakes would mimic that which is seen in other
communities. Some of it has positive attributes and some is a long-term detriment to
the communities that have it. Either way, it would detract from the existing businesses in
the community by allowing low-budget competitors to locate on the periphery of the
City, not only competing but also not adding to the overall business environment or
making use of the infrastructure investments that have already been made in the
community.
