CITY OF PEQUOT LAKES <br /> CROW WING COUNTY,MINNESOTA <br /> ORDINANCE XX-2009 <br /> AN ORDINANCE AMENDMENT ESTABLISHING A GROW ZONE OVERLAY <br /> DISTRICT <br /> THE CITY COUNCIL OF PEQUOT LAKES ORDAINS THE FOLLOWING AMENDMENTS TO <br /> CHAPTER 17—LAND USE(ZONING)AND SUBDIVISION REGULATIONS,SECTION 17-6.5 <br /> Section 17-6.jr; Grow Zone Overlay District <br /> i. Purpose and Intent. The intent of the Grow Zone Overlay District is to: <br /> a. Facilitate economic development and increased tax base in the downtown area of <br /> Pequot Lakes, <br /> b. Provide a clear and streamlined approval process for development within the <br /> downtown, <br /> c. Capitalize on public infrastructure investments by allowing more-intense use of <br /> existing infrastructure, <br /> d. Enhance the mixed-use aspect of the downtown so as to expand the local market <br /> for merchants, <br /> e. Ensure that development in downtown Pequot Lakes is compatible with existing <br /> private investments already made in the downtown,and <br /> `-- f. Reinforce a sense-of-place in downtown Pequot Lakes to help create the <br /> "destination effect"described in the Comprehensive Plan. <br /> 2. Application. The standards applied to the area designated within the Grow Zone Overlay <br /> District are considered alternative standards for development. A property owner shall <br /> have the option of applying either the standards contained in the underlying zoning <br /> district or the standards contained in the Grow Zone Overlay district. Once the decision <br /> on which standards to apply has been made,those standards shall be applied exclusively, <br /> with the standards in the section that was not selected excluded from all consideration. <br /> 3. Standards. <br /> a. Primary Retail Corridor <br /> b. Secondary Retail/Service Corridor <br />
