`., in connection with the inspection of the Unit or recovery of possession of the Unit from <br /> the Occupant pursuant to law. <br /> 2.12 Parking. The Association shall maintain upon the common elements <br /> vehicle parking spaces conveniently located for the use of the Owners, and the Owners <br /> clients, customers, and guests. The Association may establish a specific parking area <br /> for overflow of parking and may from time to time establish additional rules and <br /> regulations concerning the use of these parking spaces and may cause to be towed <br /> from the common elements improperly parked vehicles or personal property at the <br /> owner's expense. <br /> 2.13 Personal Property for Common Use. The Association may acquire and <br /> hold for the use of all members tangible and intangible personal property and may <br /> dispose of the same by sale or otherwise. The beneficial interest in such property shall <br /> not be transferable except with the transfer of a unit. A transfer of a unit shall transfer to <br /> the transferee ownership of the transferor's beneficial interest in such property without <br /> any reference thereto. Each member may use such property in accordance with the <br /> purpose which it is intended, without hindering or encroaching upon the lawful rights of <br /> other members. The Association shall have the authority to impose reasonable rules, <br /> regulations and charges upon the use of such property. <br /> SECTION 3 <br /> COMMON ELEMENTS, LIMITED COMMON ELEMENTS <br /> AND OTHER PROPERTY <br /> 3.1 Common Elements. The Common Elements and their characteristics are <br /> as follows: <br /> a. All of the Property not included within the Units constitutes Common <br /> Elements. The Common Elements include, but are not limited to all areas <br /> and items listed in this Section 3, and those parts of the Property <br /> described in Exhibit B attached hereto or designated as Common <br /> Elements on the Plat or in the Act including but not limited to Lot 5, Block <br /> 1, Sentinel Office Park. The Common Elements are owned by the <br /> Association for the benefit of the Owners and Occupants, clients, <br /> customers and guests. <br /> b. The Common Elements shall be subject to (i) the easements referred to in <br /> the Declaration; (ii) the rights of Owners and Occupants in Limited <br /> Common Elements appurtenant to their respective Units and (iii) the right <br /> of the Association to establish reasonable Rules and Regulations <br /> governing the use of the Property. <br /> C. Except as otherwise expressly provided in the Governing Documents, all <br /> maintenance, repair, replacement, management and operation of the <br /> Common Elements shall be the responsibility of the Association. <br /> 5 <br />
