zoning is for commercial development. With these zoning classifications surrounding this site,there are <br /> no impacts to the adjoining property. <br /> The existing property is a combination of vacant land(the west half of the proposed site)and a motel. As <br /> stated above,the immediate surrounding property uses consist of a storage facility and vacant land,a <br /> vacant commercial building and a church. The area consists of property that is zoned commercial and is <br /> intended to develop with various commercial uses. The use proposed is consistent with the current <br /> development in the surrounding properties and is compliant with the intended use of this property and the <br /> area it is part of <br /> Utility services at the site include only city water. There is a watermain which currently runs through the <br /> site that will provide the water service. Sanitary sewer will be extended from the north to the site with a <br /> forcemain and lift station. Storm sewer will be provided as part of the development and will <br /> accommodate all storm water management of the site back into the groundwater system. <br /> Roadways for the site include the current Highway 371 access point and a proposed extension of a new <br /> road to the south that will connect to Pillsbury Street. This now connection will allow for customers to <br /> travel back to the west of the location without having to get onto Highway 371. <br /> Overall,we feel that the development is consistent with the development plans of the city and the zoning <br /> of the site.
