Conformance to the City of Pequot Lakes Future Land Use Map and any other <br /> official maps of the City. <br /> Section 17-5.13 of the Ordinance contains the requirements for the Light Industrial (LI) <br /> zone: <br /> 1. Purpose and Intent: To provide a zoning classification for light industrial <br /> and commercial uses. Development in this zone requires high automobile <br /> accessibility, municipal water, sanitary sewer service, and municipal stormwater <br /> treatment facilities. Light Industrial zones should be clustered to control <br /> negative impacts of light industrial activities and to efficiently facilitate maximum <br /> interaction between light industrial and commercial enterprises. <br /> 2. Compatibility: The Light-Industrial zone is most compatible with and <br /> should be established adjacent to the Commercial zone, but in some <br /> circumstances may be compatible with the Downtown Mixed-Use, Urban <br /> Residential and Transition Residential zones. The zone may not be established in <br /> an area where it is completely surrounded by residential zones. <br /> 3. Lot, Use and Density Requirements. <br /> Lot width—feet, minimum 50 <br /> Buildable lot area sewered — square feet,minimum 10,000 <br /> Buildable lot area unsewered — square feet minimum 20,000 <br /> Staff Findings: Staff provides the following findings of fact for consideration by the <br /> Planning Commission: <br /> 1. The rezoning to Light Industrial is not consistent with Future Land Use Map, <br /> which designates the property as Rural Residential. It is consistent with the prior <br /> zoning and the City's intent to avoid downzoning properties as part of the <br /> comprehensive rezoning process. <br /> 1. Rezoning to Light Industrial is keeping with the purpose and intent of the <br /> Ordinance as it will be maintaining a land use district for the existing light <br /> industrial facility that exists on the property. <br /> 2. The surrounding properties are zoned Recreational, Open Space and Rural <br /> Residential. Recreational and Open Space are compatible with every district. <br /> 3. The property is not completely surrounded by residential zones however it is also <br /> not close to any Commercial, as is required by the Ordinance. It is also not near <br /> any Downtown Mixed-Use, Urban Residential or Transition Residential zones as <br /> it may also be established next to. <br /> 4. The rezoning to Light Industrial meets the lot,use,and density requirements. <br /> Planning Commission Direction: The Planning Commission can recommend that <br /> the City Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Staff recommends the Planning Commission discuss the <br /> history of the property and determine whether or not they think the rezoning back to <br /> Light Industrial is the best use of the subject property and consistent with the past "1 <br /> intentions during the rezoning process. <br /> Pequot Lakes Staff Report 3(a)-2 <br /> August 20,2009 <br />
