COM UNITYGROWTH cy°f
I N S T I T U T E P:(L110t
EWns in Simill To wn Plawring, C tS--
other, conforming properties. The excessive coverage comes with the more than 19% of
..- the property devoted to driveway and parking (and it appears this may not include areas
shown as "gravel', which would also be impervious). Much of this impervious surface is
not necessary to access the property and could be eliminated with a different approach.
An updated plan should conform to impervious coverage limitations of 25% (with a
stormwater management plan).
The concerns over excess impervious coverage are heightened by the topography of the
property, which slopes steeply towards the lake. While there is some vegetation at the
top of the hill, there is only limited vegetation in the shore setback. Runoff from the
structures and most impervious surfaces runs unimpeded towards the lake. An updated
plan should address stormwater management.
We recommend that the application be tabled to allow the property owners to present a
modified plan.
t
Pequot Lakes Staff Report 3(a)-6
September 16,2010
