The subject property is <br /> located at 30367 Pequot Boulevard. The property is on Sibley Lake,which is classified as <br /> a general development lake. <br /> The existing dwelling is non-conforming because it is within the lake setback. The <br /> required setback is 75 feet from the OHW while the existing structure is 52.3 feet from <br /> the OHW. The <br /> applicants are also proposing to increase the pitch of the roof of the non-conforming <br /> structure from 4/12 pitch to 6/12 pitch. <br /> The property currently contains a non-conforming sewer system. The property owners <br /> are seeking a variance to allow two new tanks to be installed within the 75 ft. OHW <br /> setback.
