COMMUNITY City of <br /> GROWWn Pequot <br /> INSTITUTE UkeJ <br /> STAFF REPORT <br /> Application: Ordinance Amendment to clarify Metes and Bounds Process <br /> Applicant: City of Pequot Lakes <br /> Agenda Item:4(c) <br /> Background Information: It was brought to our attention that there is some <br /> confusion in regards to the process for metes and bounds subdivisions within the <br /> Transition Residential zone. One interpretation of the current code would allow one-acre <br /> lots in a conventional (non-conservation) arrangement by metes and bounds (not <br /> platting). <br /> To clarify, Staff has prepared an amendment that includes metes and bounds <br /> subdivisions under the definition of"Conventional Subdivision". Then, consistent with <br /> the Transition Residential zone, we clarify that metes and bounds subdivisions must <br /> result in lots that are at least io acres(as in the Forest Residential zone). <br /> Applicants wishing to subdivide into smaller, transition-sized lots may do so through <br /> either the conservation or(via a CUP)the conventional subdivision approach. <br /> The proposed amendment is attached for your review. <br /> Planning Commission Direction: The Planning Commission can recommend that <br /> the City Council approve the amendment. The Planning Commission can also choose to <br /> not recommend the amendment or the discussion can be tabled.
