COMMU1rTITY Go of <br /> GrRClNV'M T'�quar <br /> INSTITUTE Likes <br /> NEW BUSINESS-RETAIL USES <br /> Background Information: Upon a recent request to convert an existing dwelling into <br /> a retail type business in the Commercial Zone, staff discovered that "retail uses" are not <br /> listed in the land use matrix. The property owner was proposing to open a thrift store, <br /> for which all proceeds would benefit charities. Staff feels that the use (retail) is <br /> something that should be permitted in the Downtown Mixed Use and Commercial zones. <br /> If the city were to include "Retail' in the land use matrix, we would have to create a <br /> definition for the use. Retail differs from commercial in that goods are normally sold in <br /> smaller quantities. An example of a retail business would be the local corner store <br /> whereas a commercial business would be something larger in nature (e.g. large <br /> department store). <br /> The other option would be to leave the Ordinance as is and include all retail uses as <br /> "Commercial Use (Other, Not Classified)"which would require the proposed business in <br /> the example above to acquire a Conditional Use Permit. <br /> The land use matrix is attached for your review. <br /> Pequot Lakes Staff Report 7(a)-1 <br /> May 20,2010 <br />
