�, P not <br /> INSTITUTE <br /> NEW BUSINESS <br /> —k� <br /> Agenda Item:7(a) <br /> Background Information: A sign concept plan is being presented for the SuperValu <br /> project per Condition Number 11 of the September 17, 2oog approval of Conditional Use <br /> Permit Application 09-3211. <br /> Staff have reviewed the sign concept plan and found that all proposed signage is in <br /> compliance with Section 17-7.1 of the Zoning Ordinance besides that for the gas station. <br /> The Ordinance does not allow signage on accessory structures unless approved by <br /> conditional use permit. <br /> Staff recommends that the Planning Commission approve the free standing sign and <br /> principal structure signage. The applicant should be directed to apply for a conditional <br /> use permit for the gas station signage. <br /> The sign concept plan is attached for your review. <br /> Applicable Regulations:The following regulations apply to this property: <br /> Section 17-7.1 regulates the use of all signs. <br /> 5. Onsite Signs. <br /> A. Commercial and Industrial Districts. <br /> (5) There shall be no signage on accessory structures. <br /> (6) Property owners seeking to display more signs than what <br /> are allowed in this section or seeking allowances outside of <br /> what is allowed in this section, may obtain permission to do <br /> so by conditional use permit. Such application for a <br /> conditional use permit shall include submittal of a sign <br /> concept plan for the entire parcel. In addition to <br /> conditional use permit criteria, the basis for approval or <br /> denial shall include an evaluation of: <br /> (a) necessity of the additional signage, <br /> (b) alternatives to additional signage, <br /> (c) continuity with signage on adjacent parcels, <br /> (d) aesthetic impacts, and <br /> (e) perceived effectiveness of proposed signage. <br /> Pequot Lakes Staff Report 7(a)-1 <br /> April 15,2010 <br />
