nutrients. <br /> Staff Findings: The Staff provides the following findings of fact addressing the issue of <br /> the non-conforming use for consideration: <br /> 1. All proposed business activities are proposed to be inside buildings. <br /> 2. The use of the property as a residence will remain the primary use. The area <br /> devoted to business operations will be incidental to the structure. <br /> 3. The operation will be entirely within the structure. Retail sales on site will be <br /> limited to appointments only. <br /> 4. There will be no employees on site other than the owner or those residing in the <br /> home. <br /> 5. Most sales will be done off-site or by mail. On-site retail sales will be by <br /> appointment only. <br /> 6. There will be no items for sale that will be visible from the street.There will be no <br /> visible evidence of a home occupation except for the sign requested by the <br /> applicant. <br /> 7. There is no reason to believe there will be any nuisance problems of noise, <br /> vibration, smoke,dust,fumes or litter from this proposed use. <br /> 8. Customers will only visit the home by appointment and then, only in limited <br /> numbers. There is adequate parking on the property already for this modest level <br /> of traffic. <br /> g. The only equipment used will be limited in scale and scope and compatible with <br /> normal household operations. <br /> Planning Commission Direction: The Planning Commission can approve of the <br /> conditional use permit, deny the application, or table the request if additional <br /> information is needed. If the motion is for approval or denial, findings of fact should be <br /> cited. <br /> Staff Recommendation: The Staff recommends that the Home Occupation be <br /> approved as it is consistent with the requirements of the Code.
