COMMU N I'' Y Gly aj
GROWTH Pequot
INSTITUTE
STAFF REPORT
Application: Conditional Use Application for Additional Signage
Applicant: Brian Laudenbach, BLMM, LLC
Agenda Item:4(b)
Background Information: The owner of the Oasis building along Highway 371 and
West Lake Street requested a conditional use application to redevelop the property with
a drive-thru for a new Dairy Queen and also for additional signage at a February 22
special meeting. At that meeting the Planning Commission approved the CUP for a
drive-thru and tabled the CUP for additional signage to allow the applicant time to
submit sign plans for the digital reader board that is being requested.
The applicant has not submitted any additional information. Staff contacted the
applicant and were informed they may be able to submit something before the meeting,
but after the Staff Report has been prepared.
". ,;_
Imp
lips
M
, . 4 290111 a0na B1u109 ,.-
P90t51maB00009 +rl
QA
' T T
The applicant is also requesting a conditional use permit for additional signage on the
property. Currently the property has a pylon sign that is nonconforming (it is located
within the Highway 371 right-of-way setback, exceeds the ten foot height limit, and is
larger than the total square footage allowed for free standing signs) as well as additional
signage on the building itself. The applicant is requesting the pylon sign be refaced as
well as adding a free standing directional traffic sign on the West Lake Street entrance
and a free standing order board in the drive-thru. The applicant is also requesting that
the existing pylon sign be allowed to display an electronic reader board.
Applicable Regulations: The following regulations apply to this property:
Section 17-5.12 DOWNTOWN MIXED USE(DMU)
3.
