COMMUNITY — of <br /> CWROWT -I eg6t <br /> INSTITUTE <br /> STAFF REPORT <br /> Application: Metes and Bounds Subdivision <br /> Applicant: Beverly Rathcke, Property Owner <br /> Agenda Item:8(a) <br /> Background Information: The applicant is requesting a metes and bounds <br /> subdivision for a unique piece of property located at the intersection of Highway 371 and <br /> County Road 17. The property is unique in that it is currently separated into four <br /> different areas by the road right-of-way and state trail right-of-way. The property is also <br /> currently divided among four different zoning districts: Rural Residential, Transition <br /> Residential, Open Space and Shoreline Residential. The applicant is proposing to split <br /> the property into two separate parcels, Tract A and Tract B. Tract A is shown in the <br /> yellow highlighted area below and Tract B would include the remaining pieces of the <br /> subject parcel. <br /> Tract A, split out separately from the remaining parcel, would create a non-conforming <br /> Rural Residential parcel as the minimum lot size is five acres and the portion zoned RR <br /> is only 2.86 acres. The applicant is proposing the lot be combined with the neighboring <br /> property to the north,which is also zoned RR and together would create a conforming lot <br /> of approximately 5.3 acres. <br /> The remaining Tract B would include the portions zoned TR, OS, and SR.
