Over time, I would concentrate on housing stock to attract <br /> more familieE into the city. <br /> • 1 am not sure that requiring amenities with senior housing should be mandatory. Are we <br /> really going tt forgo a development of 50 or 100 units if it doesn't have an exercise <br /> room. I woul think the market would drive what is included. <br /> • In order fort se facilities to better fit into various neighborhoods, I would advocate that <br /> we put height restrictions on buildings in certain areas (ie. maximum of two stories), <br /> perhaps restricting any one building to a maximum of four apartments etc. This would <br /> allow for better fits with surrounding housing. <br /> Seek to eliminate substandard housing to provide for safe living environments.Substandard housing <br /> poses a health and safety threat to those who occupy it,which are often poor families who are renting. <br /> Substandard housing also undermines overall property values throughout the city and can cause pockets <br /> of blight where the market will not reinvest.Through public and private reinvestment,the City should <br /> encourage new homes of quality construction and ensure that existing substandard homes are brought <br /> up to code or removed. <br /> Proposed Strategies for Implementation: <br /> • It is hard to disagree with this objective. The question is how to implement it. <br /> Moral suasion will be largely ineffective. Is the City willing to fund staffing to more closely <br /> monitor marginal properties and take them to court if necessary? Is the City willing to <br /> purchase substandard properties In order to upgrade them for resale? I don't know if <br /> either idea is financially viable.. <br /> NATURAL RESOURCES <br /> POLICIES <br /> The following policies are proposed to guide future preservation and management of natural resources <br /> in Pequot Lakes: <br /> Protect and enhance natural resources and open space contributing to the character and vitality of <br /> Pequot Lakes.While it may seem that Pequot Lakes has an abundance of natural resources and open <br /> spaces, unmanaged growth and development could degrade the City's natural resources.The City must <br /> actively protect existing natural resources and enhance those that contribute to Pequot Lakes' rural <br /> character. <br /> Proposed Strategies for Implementation: <br />
