COMMUNITY city of
GROWTH Pequo
INSTITUTE Ues--°=°-
STAFF REPORT
Application: Conditional Use Application for a Lighted Sign
Applicant: Ed Marsolek, Heritage House of Pequot Lakes
Agenda Item: 4(a)
Background Information: The applicant is requesting a conditional use permit for a
lighted sign for the Heritage House Property located at 5384 Country Care Lane. The
subject property is approximately 21 acres and zoned Rural Residential.
Currently the property contains an unlit sign which measures 6'-8" x 5'-8" and located
near County Road 107, approximately wo yards north of the driveway. The proposed
sign lighted sign would replace the existing sign and measures 8'x 3'with a i'bump-out
on top. It would be placed approximately 35 yards north of the driveway. The support
pillars for the proposed sign are 6.5' in height. The two-sided sign would measure
approximately 50 sq. ft. (25 sq. ft./side) while typically only 32 sq. ft. is allowed for an
area identification sign in the Rural Residential Zone.
The applicant indicated that they would prefer for the light to shine in an upward
direction at the sign, but would be satisfied with a downward directional sign, if desired
by the City. The applicant also indicated that the area surrounding the proposed location
with the sign is heavily wooded and is at the bottom of hill so it would not affect any of
the nearby residences.
- The applicant is proposing signage for identification of the Heritage House. The
applicant has indicated that lighted nature of the sign will allow emergency vehicles to
more easily locate the Heritage House.
r<er
fi
;1
}
26
ab,
n
Pequot Lakes Staff Report 4(a)-1
July 21,2011
