PUD further out of compliance with the basic design criteria.
PUDs where new develepment wMin the PUD ineets the design
develepment serves te bring the entire PUD eleser to eenferming
%iffi the design ei4eria-.
5. Computing PUD Buildable Area. Buildable Area in a PUD is calculated
using the following procedure:
A. The project parcel is divided into tiers by locating one or more
lines approximately parallel to a line that identifies the ordinary
high water level at the following intervals,proceeding landward:
Shoreland Tier Dimensions
Td Seivere
(feet) {feet}
Sept develop CGD lakes-first tier 200 2e6
Gen develep GD lakes-second and
additional tiers, 267 267
RD lakes—all tiers 267 267
NE lakes—all tiers 400 gee
B. The Buildable Area within each tier is next calculated. This area is
then subjected to the development density evaluation steps to
arrive at an allowable number of dwelling units/sites. In areas
with overlapping tiers due to close proximity f public waters to
each other, topographic divides shall be used to determine which
shoreland standard would apply, and in those areas where the
topographic divide can not be determined, the more restrictive
rules for the area shall be used.
The area .:+i i eaeh fier is next ealeulated, >„1.,.7;..,.aH ,,,+1.,nds,
waters.bluffs, er land belew the ordinary high water level of publie This area is then subjeeted te either the resideflAlial er eeminereial
planned unit develepfneRt density ewiluatien steps te aiTive at an
&Hewable base number of dweRing units or site&.
C. Beyond the second tier, all property is classified as "third tier and
beyond".
6. Planned Unit Developments.
A. Base Density.
feRews-:—The Buildable Area within each tier is divided by the
Shoreline Residental Buildable Lot Area contained in Section 17-
5.8, Subpart 3. This calculation determines the maximum number
of dwelling units or sites authorized for each tier. Structures that
straddle tiers shall be rated as part of the tier closer to the ordinary
high water level.
