The average,lifespan of a street in Pequot Lakes and similar cities across Northern <br /> Minnesota is 20 years. Adjusted for inflation,the total revenue produced by properties adjacent to <br /> North Washington Avenue over the life of the street is$11,619 while the cost to replace the street is <br /> approximately$54,000. In order for the street to be solvent,the tax revenue for the properties along <br /> North Washington Avenue needs to increase drastically and the street maintenance needs to decrease. <br /> Decreasing;Street Maintenance&Incrementally Building the Street <br /> North Washington Street and many other streets in the Grow Zone have'a right-of-way of 75 feet in <br /> width. The pavement width of this particular street is approximately 22 ft. Whether it be plowing <br /> snow,filling potholes,or sealing cracks,paved streets require an incredible amount of maintenance by <br /> the City year round. The greater amount of paved areas within the public-right-way,the more the City <br /> is obligated to maintain. <br /> The next time Washington Avenue is repaired a simple, narrower street section that should be <br /> constructed:two nine foot driving lanes with the adjacent right-of-way kept as green space.There are <br /> no sidewalks or formal parking areas. New buildings start to frame the public realm with parking and <br /> accessory structures behind the principle structure. If needed and desired,an aggregate shoulder can be <br /> built for parking,either for a small section or the entire length of the street. <br /> Reducing the pavement width on this low capacity street will decrease the amount of maintenance <br /> required on the City's behalf. The new street section contains two 9 foot driving lanes with 28.5'of turf <br /> on either side. <br />
